Flood risk and subsidence: Expert warns of hidden property dangers
04 March 2025
ENVIRONMENT AGENCY flood risk maps reveal 4.6 million properties are now at risk of surface water flooding, marking a stark 43% increase.

Property experts at Lucion are highlighting the critical link between increased flooding and subsidence risks, urging organisations to act now to protect their assets.
The updated flood risk data comes amid growing concerns about the impact of climate change on property stability.
Understanding the hidden impact: Flood and subsidence risks
William Vennard, business unit director at Lucion Surveys, explains: "While immediate flood damage is often visible, the hidden threat of subsidence following flooding events can be equally devastating. Saturated soil beneath buildings can significantly compromise structural integrity, leading to costly long-term damage."
Recent analysis suggests that the combination of increased flooding and subsequent ground instability presents a dual threat to property owners. When floodwater saturates the ground, it can wash away soil particles, leaving foundations with uneven support and triggering subsidence-related issues such as cracked walls, distorted window frames, and uneven floors.
"We're seeing a concerning trend where properties previously considered low-risk are now facing significant challenges," notes Andy Wise, Lucion Infrastructure business unit director at Lucion.
"The key is early identification and monitoring. Without proper assessment, subsidence issues can escalate rapidly, particularly in areas newly identified as flood-risk zones."
Comprehensive solutions and expert support
Lucion is addressing these challenges through a comprehensive suite of subsidence-related services, including:
- Advanced subsidence monitoring using precision equipment
- Detailed drilling & geotechnical investigations
- Tree root monitoring for vegetation-related subsidence
- Structural surveys with 3D modelling capability
- Comprehensive soil stability testing
The company's approach combines traditional surveying expertise with cutting-edge technology, providing property owners and managers with detailed insights into potential risks. This is particularly crucial given the Environment Agency's latest data, which suggests that flood risk patterns are changing more rapidly than previously anticipated.
"Understanding the interplay between flooding and subsidence is vital for effective property management," adds Vennard. "Our integrated approach helps organisations not only identify current issues but also predict and prevent future problems."
As a CHAS Elite accredited contractor and holder of triple ISO certification (9001, 14001, and 45001), Lucion brings internationally recognised standards to every project. The company's membership in key industry bodies, including The Survey Association and the European GPR Association, further underpins its commitment to excellence in geospatial services.
For property owners concerned about flood and subsidence risks, Lucion offers free initial consultations to discuss specific project requirements. The company's interactive flood risk comparison tool is freely available (click here), and allows property managers to visualise the new surface water flood risk mapping data for their assets.
