Guide to help landlords comply with Awaab’s Law

13 May 2025

A NEW Guide that explains Awaab’s Law and a landlord’s obligations to quickly address damp and mould in their properties to safeguard their tenants’ health has been published by Vericon Systems, a leader in damp and mould sensing and management solutions.

Free to download, Breathe Easy - A Landlord’s Guide to Awaab’s Law explains the implications of the law which was introduced following the death of two-year-old Awaab Ishak which was attributed to prolonged exposure to mould in his family's rented home.

It explains the response time framework within which Landlords need to investigate, report and resolve any issues identified, and the critical importance of maintaining detailed records of all communications with the tenant.

It also explains how new solutions including Vericon’s MouldSense, can support landlords in monitoring, measuring and reporting damp and mould both now and in the future. It addresses 22 of the 29 categories of housing hazard as defined in Housing Health and Safety Rating System (HHSRS).

The new law comes into force in October 2025, and by 2027 the requirements of Awaab’s law will expand to the remaining hazards.
